Viability Appraisal for use when a development opportunity is first being considered.
With extensive experience in commercially focussed environments, we employ our understanding of
the processes which effect property development, land values and planning decisions, to provide
commercially focussed and market oriented advice, with a view to maximising returns for the client.
The Valuation or Appraisal Report will consider a broad range of influencing factors, including:-
- The current position of the local and regional market for the proposed development.
- The current state of the market for development land generally in the locality.
- Market values for the type of property development proposed.
- The range of comparable developments within the locality.
- Opportunities and Constraints pertaining to the land, including site servicing, access and other material considerations.
- The Planning prospects for the land.

Appraisals and Valuations can be used to for a variety of purposes in line with the Client’s needs.
For example, an initial Appraisal may assist with broad investment decisions with respect to a site,
whereas a more detailed Valuation may provide the necessary information to enable a Client to progress
funding for a site.
