Planning Applications

Our services include drawing up and submitting a wide range of commercial, residential, farm diversification and householder applications for a diverse range of Clients.

Examples of planning applications which can be managed include:-

  • Single and multiple plots and re-use of surplus buildings.
  • Medium and large scale residential and mixed use developments
  • Changes of use
  • Rural diversification opportunities, including boarding kennels and equestrian opportunities
  • Householder development including extensions, garages and garden buildings
  • Wind Turbines

Following discussion with the client, we would usually progress on the following basis:

  • Initial visit to site and surroundings.
  • Identification of third parties, including Statutory Consultees.
  • Review of previous planning decisions, where appropriate.
  • Advise on, and arrange, pre-application Community consultation.
  • Negotiation of Developer Contributions/ section 75 agreements where required, including Affordable Housing.
  • Preparation and submission of forms, certificates, plans, drawings and statements, as required.
  • Monitoring and responding to activity leading up to a planning decision
  • Provision of regular updates to the Client.
  • Attendance at the Planning Committee where the application is being considered, where appropriate, and addressing Council members, where permitted.

Value to Client

Our in-house technical expertise and association with the full range of related technical disciplines enables us to manage and co-ordinate the full Planning Application process without the need for the Client to refer to individual consultants, and thus enables a ‘one stop shop’ and a joined-up approach to be adopted.

Planning Support Statements 

The Planning system is ‘Development Plan led’, requiring Planning Applications to be determined in accordance with the Development Plan unless material considerations indicate otherwise. A Planning Supporting Statement will accompany a planning application to provide the necessary information to demonstrate that the development proposals satisfy National, Regional and Local planning policy, including the Development Plan.

The Planning Supporting Statement will also highlight other Material Considerations that must be taken into account in determining the application.

The Statement will normally include the following information:

  • A description of the site
  • Details of the development proposals
  • Statement of relevant planning policy or guidance
  • Identification of opportunities and constraints pertaining to the site
  • An analysis of the planning issues
  • Identification of Developer Contributions, if required.
  • Conclusions- reinforcing the reasons why planning permission should be granted.

Value to Client

The Planning Supporting Statement provides a methodical and structured explanation as to why the Application should be supported. It can be of significant assistance in steering an Application more efficiently through the planning process, and ensures a full and robust examination of all relevant issues at an early stage.
