The Regulations attached to the 2006 Planning Act introduce a number of new procedures pertinent to planning
applications. We can advise on the revised framework for applications and ensure that the enhanced Community
consultation requirements are met, where applicable.
Our services include drawing up and submitting a wide
range of commercial, residential, farm diversification and householder applications for a diverse range of
Clients.
Examples of planning applications which can be managed include:-
- Single and multiple plots and re-use of surplus buildings.
- Medium and large scale residential and mixed use developments
- Changes of use
- Rural diversification opportunities, including boarding kennels and equestrian opportunities
- Householder development including extensions, garages and garden buildings
- Wind Turbines
Following discussion with the client, we would usually progress on the following basis:
- Initial visit to site and surroundings.
- Identification of third parties, including Statutory Consultees.
- Review of previous planning decisions, where appropriate.
- Advise on, and arrange, pre-application Community consultation.
- Negotiation of Developer Contributions/ section 75 agreements where required, including Affordable Housing.
- Preparation and submission of forms, certificates, plans, drawings and statements, as required.
- Monitoring and responding to activity leading up to a planning decision
- Provision of regular updates to the Client.
- Attendance at the Planning Committee where the application is being considered, where appropriate, and addressing Council members, where permitted.
