Planning Briefs set out the principles for the development of the site in terms of scale, layout and
design. Increasingly, many Local Authorities are preparing Planning Briefs for sites which are, or about
to be, allocated for development in the Development Plan.
It is essential for the Landowner or Developer
to be part of the process of site design, as the Planning Brief will be treated as a Material
Consideration, and thus will heavily influence planning applications which are made in respect of the
site.
We will engage with the Client, the Planning Authority and other stakeholders to negotiate the broad
principles of the design and layout of the site in a manner which seeks to maximise the Client’s
interest.

Planning Briefs are increasingly being prepared by Planning Authorities to lay down the principles for
the development of a site. Given that they will be treated as a Material Consideration in the determination
of planning applications, it is essential for the Landowner or Developer to engage with, and be satisfied
as to the content of the Planning Brief.
